Thank you for contacting us about your investment property management services. We are delighted to provide services below for your considerations namely Casual and Managed Services. Please do read through below description and approach us should you have any concerns.

CASUAL SERVICE

We can provide a CASUAL Service where we find you a suitable tenant and you manage the property in all aspects yourself including meeting all your legal obligations under the Tenancy Act. Our role is to use a combination of our databases and primary advertising web portals to promote the property. We qualify the enquiries, manage the physical property viewings, perform credit checks on your candidate selection, then process the Tenancy Agreement and Bond lodgement. The cost of this service is;

∙         $99 plus GST (standard advertising)
∙         $99 plus GST (per credit check)
∙         1 weeks rent plus GST  – formerly known as a letting fee and legally no longer paid by the Tenant

With our Casual Service model, we collect the first week’s rent that funds most of our service to you, then you arrange all aspects with the tenant directly thereafter including setting up the future rental payments and ongoing inspection arrangements.

MANAGED SERVICED

With our MANAGED Service, we take care of everything including the day to day responsibilities in running your investment property. Simply, we remove the stress of you dealing with tenants and we manage everything that you would expect of a professional service.  The advertising and selection process is the same as detailed in our casual service, however beyond the placement of the tenant in your property is where we add significant value in the service of the ongoing management of your property asset. This includes;

∙         You have the option of using Professional Photography which significantly enhances the online web presentation of the property. This is a one-off cost and can be used again when replacing the tenant
∙         Arranging a Methamphetamine test at each tenancy. Whilst this comes at a cost, it is optional. However, we absolutely recommend this to protect your investment. If a drug problem emerges with the tenancy this can be used as evidence in court. At the same time, we ask you to check the detailed wording in your insurance policy in regards to cover for the tenanted property in general, including any drug usage implications.
∙         We will arrange at your cost for an assessor to certify that the home meets the requirements of the Healthy Homes Standards. This is a one-off cost, unless of course you already have had this completed
∙         We conduct 3 monthly inspections of the property and provide you with a detailed report including photos
∙         Any issues with the property including repairs and maintenance are handled by us. You won’t get phone calls from your tenants – they contact us.
∙         We have qualified and reputable tradespeople at our disposal and we manage all facets of any repairs and maintenance including quote
∙         Our property managers are trained to ensure that our owners are compliant with the critical aspects of their investment property
∙         We manage all aspects of a departing tenant including the final inspection
∙         Should a legal issue arise that requires representation at the Tenancy Tribunal, we also provide this essential element as part of our Managed Service
∙         We pay out your rent on time, every time. This is either mid-month or the first working day in the new month
∙         We provide you with a monthly statement and detailed financial year end summary statement for your accounting purposes.

The cost of our Managed Service is 8% plus GST per month;

∙         Includes all property inspections
∙         Includes any Tribunal representations
∙         Any additional external services such as Repairs & Maintenance are passed across to you at cost (we don’t apply a margin)
